BUYING

Buying Tips

  • Get prepared: find out how much down payment you’ll need, and what mortgage you can be pre-approved for.

  • Explore: consider which areas and neighbourhoods will suit your lifestyle and needs.

  • Keep tabs: casually came across a home that sparked an interest? Note it down and pass it along to your agent to provide them with visual reference.

  • Consult: get a buyer’s consultation from a real estate agent to figure out if they will be able to assist you in your new home search.

SELLING

Selling Tips

  • Get prepared: start by putting away personal and seasonal items (or anything you know you won’t need on a daily basis!).

  • Consider: what are your needs after selling your home? Where will you be moving to? Will you need to purchase or rent another home?

  • Consult: get a seller’s consultation from a real estate agent for a free valuation and to find out if their services will suited to help you achieve the best results. Are they a full service provider (i.e. everything from beginning to end: organization, staging, photos, videos, marketing)? pssttt… I am! ;)

renting

Renting Tips

  • Get prepared: request an employment letter from work and collect your recent pay stubs, credit report, and landlord references, so that your application package is good to go.

  • Generate: a clear set of criteria; what are your must-haves, and what are your nice-to-haves? Be ready to compromise where needed, especially in a competitive rental market.

  • Consult: speak with a real estate agent and see if they’re able to make your rental search less stressful compared to if you’re looking on your own. Realtor services are generally free for tenants, so why not take advantage of that?!

Leasing

Leasing Tips

  • Get prepared: depending on the occupancy of the property (is it tenanted or vacant?), you may want to organize cleaning so that the unit is presentable.

  • Look up: the Ontario Residential Tenancies Act and the Landlord Tenant Board to ensure you are fully apprised of your rights and responsibilities.

  • Consult: landlords often acquire the help of a realtor when searching for the right tenants so that the tenants can be properly vetted for the safety of your property.
